Owners advertise their own units inside your community. Nothing is published before management reviews it, every viewing gets its own gate pass, and only the owner decides who rents.
What it does
| Part | What it does |
|---|---|
| Owner listings | The owner or the owner’s representative enters the monthly rent, deposit, minimum term, availability date and furnishing, with up to 8 photos. Location data is removed from each photo. One active listing per unit. |
| Management review | Every listing is reviewed before it’s published: publish, return with a note or reject. A price or photo change after publishing goes back to review. |
| Home seekers | Seekers browse with an access code, filter by rent, bedrooms and furnishing, and never see the owner’s name or phone. |
| Viewings | The seeker proposes up to 3 times and the host confirms one. BAB issues a one-entry gate pass valid from 15 minutes before to 15 minutes after the viewing. |
| Applications | The seeker applies with the move-in date, term and household size. The owner accepts with the agreed rent and deposit, and other applications close. |
| From application to lease | The accepted applicant requests tenant access; once approved, the listing closes and the owner writes the lease prefilled from the application. |
| Listing agents (optional) | Your leasing office or an approved brokerage can list for an owner, with the owner’s approval. Agents host viewings; the owner decides on applications. |
How it works
1. The owner prepares the listing
Rent, deposit, term, availability and photos.
2. Management reviews it
Publish, return with a note or reject.
3. A seeker requests a viewing
The host confirms a time and BAB issues the gate pass.
4. The seeker applies
The owner accepts or declines.
5. The tenancy starts
Tenant access is approved and the lease is written from the application.
What BAB doesn’t do
- No sale listings. Listings are for rentals only.
- No outside portals. Listings stay inside BAB; they aren’t sent to public property sites.
- No online payments. Rent and deposits are paid outside the app.
Who uses it
- Owners and their representatives: list, host viewings and choose the tenant.
- Management: reviews listings and approves the new tenant.
- Home seekers: browse, request viewings and apply.
- Guards: scan the viewing pass at the gate.
Pricing
Included in BAB’s price: $3 per door per month, capped at $149 a month for communities of up to 300 doors, after a free 90-day pilot. Residents pay nothing when the association subscribes. See everything BAB includes.
