BAB keeps every unit’s lease in one place, ties the tenant’s access to the lease and runs the move-in and move-out. It tracks leases and rent; it doesn’t collect rent.
What it does
| Part | What it does |
|---|---|
| Leases page | Create, edit, renew and terminate leases, with a rent-roll summary: active leases, monthly rent, leases expiring within 30 days and upcoming leases. Filters and search. |
| Expiry reminders | The tenant and the person who recorded the lease get a reminder 60, 30 and 7 days before the end. Past-due leases are marked expired. |
| Tenant access | A tenant’s access to the unit follows the lease: it is extended on renewal and cut when the lease is terminated. |
| Becoming a tenant | The tenant requests access to the unit; the owner confirms where required and management approves. |
| Service charges | A lease switch lets the tenant see the unit’s service-charge or utility bills under “My Bills”. The owner stays responsible to the association. |
| Move-in and move-out | A checklist for keys, access cards and parking permits, meter readings with photos, a condition report by area, and the deposit, deductions and refund. The moving party signs the report. |
| Occupancy | Units are marked occupied or vacant automatically, with a vacant-units page. |
| Rent roll | Export the rent roll to CSV or Excel. |
How it works
1. The tenant requests access
From the app, choosing the unit and the Tenant role.
2. The owner and management approve
The owner confirms where required, then management approves.
3. The lease is recorded
The owner or manager records the dates and rent, or writes the lease from an accepted rental application.
4. Move-in is scheduled
Straight from the lease, prefilled with the tenant, unit and dates.
5. Renew or move out
Reminders arrive at 60, 30 and 7 days; completing a move-out ends the lease and frees the unit.
What BAB doesn’t do
- No rent collection. BAB records rent and deposits; money moves outside the app.
- No e-signature. Sign the lease the way you do today and keep a link to the document.
- No tenant screening. BAB doesn’t run credit or background checks.
Who uses it
- Community admin, property manager and building manager: the Leases page, move-ins and move-outs.
- Owners and their representatives: their tenants and leases.
- Tenants: their own lease, reminders and bills addressed to them.
Pricing
Included in BAB’s price: $3 per door per month, capped at $149 a month for communities of up to 300 doors, after a free 90-day pilot. Residents pay nothing when the association subscribes. See everything BAB includes.
FAQ
Do tenants get a reminder before the lease ends?
Yes. BAB sends in-app reminders 60, 30 and 7 days before the end date.
What happens to the tenant’s access when the lease ends?
Access follows the lease: it is extended on renewal and cut on termination or when a move-out is completed.
Can the tenant pay the service charges?
The owner can switch that on in the lease so the tenant sees the bill. The owner stays responsible to the association.
Is the security deposit tracked?
Yes. The move-out records the deposit, any deductions and the refund. No money moves in BAB.
