For communities in the UAE · free 90-day pilot

The owners association app
for everyday community life.

Dubai’s Mollak handles service-charge budgets and invoices. BAB runs what happens inside the community: the gate and visitors, maintenance, amenities, leases and resident communication, in one app in English and Arabic.

What BAB does

Community management software
for the day to day.

The gate, maintenance, communication and leases, with a screen for every role: residents, the association’s board, the community manager, security and providers.

Maintenance & providers

Residents report problems with photos and follow each request until they confirm the fix.

  • Requests with photos, triage and assignment
  • Residents confirm and rate the work
  • Inspections with checklists
  • Provider companies, contracts and work orders
  • Providers approved once, with document checks

Resident communication

Reach residents on their phones instead of WhatsApp groups.

  • Announcements by push notification
  • Messages addressed by role, not phone number
  • Community forum with moderation

  • Amenity booking with capacity limits and approval
Learn more →
Leases & tenants

Every unit’s lease in one place, with the tenant’s access tied to it.

  • Lease dates, renewal and termination
  • Reminders 60, 30 and 7 days before a lease ends
  • Move-in and move-out with checklist and photos
  • Occupied and vacant units
  • Rental listings inside the community, reviewed by management

BAB and Mollak

Mollak for service charges. BAB for daily life.

Mollak is the Dubai Land Department’s system for jointly owned property. BAB doesn’t replace it, isn’t connected to it and doesn’t bill service charges; it works alongside it inside the community.
