BAB issues your association's recurring dues and utility bills, delivers them to every unit in the app, records what's paid and gives each owner a yearly statement. It doesn't process payments: residents keep paying through your association's bank, and your manager or treasurer records each payment in BAB.
What BAB billing does
| Part | What it does |
|---|---|
| Recurring dues | Billing schedules charge a flat amount per unit, or split a community total by each unit's ownership share. Monthly, quarterly or annual, with an issue day and a due window, for one building or the whole community. Pause and resume at any time. |
| Utility billing | Electricity, water or gas, with a meter per unit and a tiered (slab) tariff. Staff fill a reading sheet with photos; residents can send their own reading for review. Unusual readings are flagged before anything is billed. |
| Bills and receipts | Every bill opens as a PDF, and becomes a receipt once paid, with the payment date, method and reference. English or Arabic. |
| Overdue bills | Bills past their due date turn overdue overnight, and the billed resident is notified. No automatic late fees. |
| Fines | Violation fines from templates, with an appeal the resident files in the app. |
| Owner statement | One page per unit and year: balance brought forward, charged, paid, outstanding and overdue, the list of charges, and the association's fund balances. Download as a PDF. |
| Reports | Billed, collected, outstanding and overdue totals, arrears by unit, budget against actual, and a PDF for the board meeting. |
How it works
1. Bring in your units and balances
The import wizard reads units, residents and opening balances from CSV or Excel, shows a preview and lists any row it can't use. We run the import with you during onboarding.
2. Set a billing schedule
Your treasurer picks the amount, the frequency, the issue day and how long residents have to pay.
3. BAB issues the bills
On the issue day BAB creates one bill per unit and notifies the billed resident: the owner, the owner's representative or the tenant. Running a period again never bills a unit twice.
4. Residents pay the way they do today
Check, bank transfer or your existing payment portal. Your manager records the payment, and the resident gets a receipt PDF.
5. Owners download their year
At any point, an owner opens the unit's statement for the year and saves it as a PDF.
What BAB billing doesn't do
- No online payments. BAB doesn't collect cards or bank transfers.
- No late-fee automation. Overdue bills are flagged and residents are notified; any late fee is your decision.
- Not your accounting system. No double-entry bookkeeping or bank reconciliation, so keep your accountant or bookkeeping software.
If you need online dues collection, see how BAB and PayHOA work together.
Who uses it
- Treasurer or finance manager: schedules, utility tariffs, payments and reports.
- Property manager: overdue follow-up, fines and the board report.
- Owners and their representatives: bills, receipts and the yearly statement.
- Tenants: the bills addressed to them, such as utilities.
Pricing
Billing is included in BAB's price: $3 per door per month, capped at $149 a month for communities of up to 300 doors, after a free 90-day pilot. Residents pay nothing when the association subscribes. See everything BAB includes.
FAQ
Can residents pay their HOA dues online in BAB?
Not yet. BAB issues the bills and records payments, but the money moves through your association's bank or existing payment portal.
Can a bill go to the tenant instead of the owner?
Yes. A unit's bills can be addressed to the tenant. The owner statement lists tenant bills separately and never adds them to the owner's balance.
Does BAB bill utilities from meter readings?
Yes. Set up a meter per unit and a tiered tariff, and BAB turns each approved reading into a utility bill that shows the previous reading, the current reading and the consumption.
Can we bring our existing balances into BAB?
Yes. The import wizard loads opening balances with your units and residents from CSV or Excel, and lists any row it couldn't read.
