Residents report a problem from the app, your manager triages and assigns it, and the resident follows each step until they confirm the fix.
What it does
| Part | What it does |
|---|---|
| Requests | The resident picks a category, adds a title, description, priority and photos, and submits. Managers and the building manager are notified. |
| Status timeline | Pending → triaged → assigned → in progress → (awaiting parts) → completed → awaiting resident validation → verified → closed. The resident sees each step under “Request Progress”. |
| Triage | A manager reviews each request and assigns it. Triage can also mark a request as the owner’s responsibility. |
| Resident confirmation | The resident confirms the fix and rates the work. |
| Inspections | Checklist templates of up to 60 items, recurring or on demand. Each item is Pass, Fail or N/A with photos, and a failed item opens a maintenance request. |
| Provider companies | Providers apply to your community against your document requirements. You approve the company once, with an optional validity, and BAB puts the approval on hold if a required document expires. |
| Contracts and work orders | Service contracts with renewal reminders 30, 7 and 1 days before the end, and work orders that residents rate for 48 hours after validation. |
| Resident-hired providers | If you switch it on, residents can ask an approved provider for a service; the provider accepts or sends a price, and the visiting worker gets a gate pass. |
How it works
1. The resident reports the problem
Category, description, priority and photos, in a few taps.
2. A manager triages it
The request is reviewed and assigned to staff or a provider.
3. The work is done
The assignee starts the job, waits for parts if needed and marks it complete.
4. The resident confirms
The resident checks the work, confirms it and rates it.
5. The board sees the record
Every request keeps its full timeline.
What BAB doesn’t do
- No automatic dispatch. A person assigns each request; BAB doesn’t match jobs to workers by itself.
- No automatic escalation. Deadlines are recorded, but overdue requests aren’t escalated for you.
- No payments. When residents hire a provider directly, they pay the provider outside BAB.
Who uses it
- Residents: owners, owner representatives and tenants.
- Managers: maintenance supervisor, property manager, building manager and community admin.
- Providers: provider companies and their workers, who see only their own jobs.
Pricing
Included in BAB’s price: $3 per door per month, capped at $149 a month for communities of up to 300 doors, after a free 90-day pilot. Residents pay nothing when the association subscribes. See everything BAB includes.
FAQ
How does a resident follow a request?
The request page shows the “Request Progress” timeline, and the status updates as the work moves.
Do we approve each provider’s worker?
No. You approve the company once; the company places its own workers.
What happens when a provider’s insurance expires?
A nightly check puts the provider’s approval on hold until a valid document is uploaded.
Does BAB pay providers?
No. BAB tracks the work; payment stays between your association, or the resident, and the provider.
